However, despite their high-end features and amenities, the building faced significant maintenance challenges that needed addressing.
Challenge
Over the years, the residents of Parklane Apartments found themselves facing an unexpected issue: a lack of facade maintenance. The proximity of overhead low-voltage power lines created significant challenges for accessing the building’s external facades. Many facade maintenance companies deemed the project too difficult, leaving the building without proper upkeep. As a result, grime and dust accumulated, detracting from the property’s aesthetics and potentially impacting structural integrity.
Solution
Fidato recognised the need for a solution and stepped in to address the situation. Matt conducted multiple site visits and liaised with Energex personnel to identify a safe and efficient method for completing the required facade maintenance work. Understanding the complexity of the challenge, we developed a tailored approach to ensure safety and effectiveness.
The Issue
The major issue at hand was the inability to access the building’s external facades for maintenance due to safety hazards. The lack of maneuverability for Elevated Work Platforms (EWPs) and scaffolding made it nearly impossible to perform the necessary upkeep. This problem led to a build-up of dirt and grime, diminishing the building’s appeal and raising concerns about potential structural damage over time.
Our Approach
To tackle the issue, Fidato implemented a comprehensive plan that included strict safety protocols and innovative techniques for accessing the facades. We appointed a safety spotter to oversee operations and utilized specialized wash-down procedures tailored to the unique challenges presented by the building’s environment. Extensive groundwork allowed us to prepare effectively for the maintenance tasks ahead.
Risk
Undertaking facade maintenance in proximity to power lines poses significant risks. Ensuring the safety of our staff, residents, and pedestrians was of utmost importance throughout the project. By carefully crafting a safety system that accounted for all potential hazards, we mitigated risks associated with working at heights and near electrical infrastructure.
Response
After multiple site visits and liaising with Energex personnel, we successfully identified a safe and efficient method to complete the required works. Strict safety protocols were implemented, including the adoption of different techniques in our wash-down procedures and the appointment of a safety spotter as a lookout. Lengthy groundwork with detailed preparation ensured a successful completion within a two-week turnaround once the all-clear was given to proceed. As a result, the residents were finally looking out of sparkling, streak-free windows for the first time since the building was built, free from years of dust buildup and grime.
Outcome
Our team successfully completed a facade maintenance project within two weeks after receiving approval to proceed. Residents were able to enjoy dust- and grime-free windows that were streak-free for the first time since the building was finished. We also implemented a height safety system to guarantee secure access for upcoming facade inspections and maintenance. Fidato prioritised efficiency and safety throughout the entire process, from initial inspections to final execution, which helped restore the Parklane Apartments to their former splendour.
